Ground-up construction of a new prototype Publix store was the impetus for upgrading this 30-year-old neighborhood shopping center. Design updates, enhanced landscaping, energy-efficient lighting and a cheery play area has increased the shopping appeal of the center in this upscale retail market north of Richmond.

Retailer demand at this popular center spurred the ground-up development of a free-standing multi-tenant building that increased the center’s GLA by 17K SF. The addition of an appealing seating area in an underutilized corner provides additional seating for the adjacent cafes and bakery.

When a retail bank building on a prime pad location became available at InvenTrust’s Kroger-anchored center in the Houston MSA, the InvenTrust team recognized the opportunity to supplant it with a more strategic use. The replacement multi-tenant building will feature retail and restaurant uses new to the property, at rents that exceed the below market rates for the former tenant.
